New 41st Street Businesses Taking Shape

You’ve probably been too fascinated by the construction on the Scheels store (it’s doubling its size) to even notice what’s happening across the street.  The strip mall that once was the home to Cookies by Design, Oreck Vacuums, Painted Prairie and Bridgemaxx, was demolished a few weeks ago to make room for a new Autozone.  This will be Autozone’s second location in Sioux Falls with the other on East 10th Street.

According to Ryan Tysdal, a commercial real estate agent with Lloyd Companies:

 National retailers are looking hard at Sioux Falls.  They’re not always able to find the ‘perfect’ site that fits their needs, so they decide to redevelop a site with a new building, as in the case of Autozone.

Autozone anticipates the new 41st Street location to be open sometime around the beginning of 2014.

The 41st Street landscape is definitely changing.  Stores that have been around for decades are remodeling or coming down.  Nyberg’s Ace just off 41st and Minnesota is adding over 12,000 square feet to their store,  plus room for new retail space on the west end.  See a map of the new plans here.

The strip mall where the old China Buffet was located at 41st and Western is being remodeled and will have retail space available.  Red Rossa Napoli Pizza and Radio Shack are the current tenants.

Montgomery’s Furniture on 41st Street has bought the old Jumbo Buffet restaurant next door to them and plan to remodel it and eventually build a new building to connect the current store with a new one, doubling the size of Montgomery’s.

Dakota Sports, which was located in a strip mall on 41st Street near Kiwanis across from The Original Pancake House, moved into the brand new Dakota Letter/Dakota Sports building on Kiwanis Avenue.  The vacant space is going to be the new home of a soup, sandwich and salad shop called,  Zoup.   Zoup will be located between Haegle’s West and Arthur Johnson Shoes.  It’s expected to open in late November or early December.

Another demolition took place in front of the Empire Mall, just off I-29.  For as long as I’ve lived in Sioux Falls, it’s always been a gas station.  The Sinclair station was torn down to make room for a new strip mall.  The building will be home to the Chinese restaurant, Panda Express, The Vitamin Shoppe and Mattress Firm.

Keep heading west on 41st Street and you’ll notice that one of your favorite places to see a movie is being gutted.  The Carmike Cinemas closed in July making room for a new hotel.  LaQuinta Inn and Suites is being built just west of 1-29 on 41st Street, basically, in the Carmike Cinemas parking lot.  The Carmike land will be available for development.

Remember, these are just some of the projects down 41st Street.  This doesn’t even include the two new restaurants opening in the old Champp’s, the new Quaker Steak and Lube restaurant being built at at 74th and Louise, the new Walmart, Dick’s Sporting Goods at the Empire Mall, The District behind the Mall, the retail development at Dawley Farm…the list goes on and on.  No wonder Sioux Falls is on pace for a record year in building permits.  According to the Sioux Falls Business Journal, the value of Sioux Falls building permits has exceeded a half-billion dollars through September 2013.
